Scope overview
De Opdracht die is beschreven in deze aanbestedingsprocedure gaat over de grootschalige vernieuwing van de Centrale Bibliotheek Rotterdam, gelegen aan de Hoogstraat 110 in het centrum van de gemeente Rotterdam. Het gebouw, oorspronkelijk opgeleverd in 1983 en met een bruto vloeroppervlak van circa 23.000 m², is een herkenbaar en intensief gebruikt publieksgebouw.
De vernieuwing omvat de volledige vervanging van de technische installaties, gevels en de inrichting van het interieur. Daarnaast wordt het gebouw uitgebreid met circa 2.000 m² Bruto Vloeroppervlak (BVO). Het bestaande betonnen casco blijft behouden evenals de roltrappen en het bibliotheektheater.
Met deze ingreep wordt het gebouw voorbereid op de toekomst, met aandacht voor duurzaamheid, comfort, toegankelijkheid en een eigentijdse invulling van de bibliotheekfunctie. Gedurende de gehele uitvoeringsperiode is de bibliotheek gesloten voor publiek. Er is een tijdelijke bibliotheekvoorziening ingericht aan de nabij gelegen Librijesteeg.
Door derden worden diverse werkzaamheden uitgevoerd waarvan de aannemer binnen deze Opdracht de coördinatieplicht heeft.
Het werk bestaat in hoofdzaak uit: 1 verwijderen asbest en chroom-6 vervuilingen; 2 sloopwerk; 3 grondwerk; 4 terreininrichting; 5 buitenriolering 6 funderingspalen; 7 betonwerk; 8 metselwerk; 9 prefabbeton; 10 ruwbouwtimmerwerk; 11 metaalconstructiewerk; 12 kozijnen ramen deuren; 13 systeembekledingen; 14 trappen balustraden; 15 dakbedekkingen; 16 beglazing; 17 natuur- en kunststeen; 18 voegvullingen; 19 gevelschermen; 20 stukadoorswerk; 21 tegelwerk; 22 dekvloeren en vloersystemen; 23 afbouwtimmerwerk; 24 schilderwerk; 25 binneninrichting; 26 behangwerk, vloerbedekking en stoffering; 27 brandveiligheidsvoorzieningen; 28 dakgoten en hemelwaterafvoeren; 29 binnenriolering; 30 waterinstallaties; 31 sanitair; 32 brandbestrijdingsinstallaties; 33 ventilatie- en luchtbehandelingsinstallaties; 34 koelinstallaties; 35 regelinstallaties; 36 elektrotechnische installaties; 37 communicatie- en beveiligingsinstallaties; 38 gebouwenbeheerssystemen; 39 liftinstallaties; 40 roltrappen en rolpaden.
