Scope overview
Die IWL-Werkstätten für Menschen mit Behinderung gGmbH planen den vollständigen Ausbau der bislang im Rohbau befindlichen Obergeschosse von Gebäude 3 in der Rudolf-Diesel-Straße 1 in 86899 Landsberg. Das in nachhaltiger Holzmodulbauweise errichtete Gebäude aus dem Jahr 2013 wird funktional erweitert und an moderne Anforderungen eines inklusiven Arbeitsumfelds angepasst. Im 1.
Obergeschoss entstehen Funktions-, Sanitär- und Umkleidebereiche (ca. 280 m²) sowie Lager- und Flurflächen. Das 2. Obergeschoss wird zu Büro- und Verwaltungsräumen, Montagebereichen sowie Aufenthalts- und Sozialräumen ausgebaut (insgesamt rund 1.325 m²).
Die Maßnahme umfasst umfangreiche bauliche Anpassungen wie Hohlraumboden, Estricharbeiten, Trockenbau- und Systemtrennwände, Deckeninstallationen, Fenster- und Fassadenoptimierungen sowie brandschutztechnische Ertüchtigungen inklusive Anpassung der Sprinkleranlage.
Ergänzend erfolgt die Neuordnung der technischen Gebäudeausrüstung: Anpassung der Heiz- und Sanitärversorgung über Gebäude 2, Installation neuer Lüftungsanlagen, Klimatisierung ausgewählter Bereiche mittels Deckenkassetten sowie Modernisierung der Elektro-, Kommunikations- und Sicherheitsinfrastruktur.
