Das Projekt umfasst die energetische Sanierung und Kernsanierung von einem Wohngebäude mit insgesamt 2 Hauseingängen und jeweils EG + 4 Stockwerken aus dem Baujahr 1897. Die Objekte liegen in Ludwigsvorstadt - Isarvorstadt an der - Balanstr. 41 + 41a Dieses Gebäude umfasst insgesamt 14 Wohneinheiten mit einer Wohnfläche von 1.158 m² und einer Gewerbefläche von 171 m².
Ziel ist die Erreichung eines Effizienzhausstandards (EH 100 oder besser), um die Energieeffizienz des Gebäudes zu steigern, den CO2-Ausstoß zu minimieren und eine langfristige Kosteneinsparungen für die Bewohner*innen zu erreichen. Zudem wird das Gebäude aufgrund der schlechten Bausubstanz kernsaniert, um eine Wohnwertverbesserung für die Bewohner zu erreichen. Das Gebäude wird hierfür entmietet.
