Scope overview
All Housing properties with a shared communal space are subjected to a Type 1 fire risk assessment to comply with the Regulatory Reform Fire Safety Order 2005 (RFO) and the Fire Safety Act 2021. \r The Council's primary objective is to keep residents safe by ensuring that they live in homes that comply with fire safety standards.
\r \r The fire risk recommendations derived from Fire Risk Assessments are assigned risk ratings, which are as follows: critical, high, medium, and low. Where reasonably practicable, fire safety hazards identified and recorded in the assessment must be completed within the timescales set within the Fire Risk Assessment.
\r \r To deliver the recommendations, Hackney requires the appointment of a competent and specialist contractor qualified under a recognised scheme, specialising in accredited trades to undertake compartmentation work and ad-hoc fire door replacements.\r London Borough of Hackney must demonstrate its best endeavours to reduce and mitigate these risks.
If Hackney fails to appoint a suitably qualified contractor, it will breach its obligations under the Regulatory Reform Fire Safety Order 2005, Fire Safety Regulations 2021, the Building Safety Act 2022, and the newly introduced tenant satisfaction measures.\r \r This is a direct award opportunity from an existing framework agreement, for the appointment of Sureserve Compliance Fire Ltd to assist Hackney in completing internal reactive fire safety works derived from fire risk assessments, Including, but not limited to, door upgrades and fire stopping.
The contract term is proposed to be a period of 12 months.\r
