Scope overview

The proposed project involves the fit out of an existing retail style shell space on the ground floor of Dominick Hall, Dominick Street Lower, as part of a decant project for the Rotunda hospital. Units 1 to 6 Dominick Hall were designed as commercial space with 5 floors of residential units above. The net fit out internal floor area is approximately 2,703 m2.

The fit out will include non-acute laboratory services, gynaecology outpatient department, phlebotomy and associated ancillary staff facilities for the Rotunda Hospital. The proposed works are to include minor strip out of existing finishes and fit out of 3 no. units, as ambulatory healthcare facility with associated ancillary staff facilities.

This will include the fit-out of new pathology labs as well as various types of clinical healthcare observation, diagnosis, treatment and examination rooms and other associated ancillary rooms such as waiting areas, offices, comms room, dirty and clean utilities, staff changing and staff rest areas.

The fit out works will be designed to achieve a minimum BER A3 rating, in accordance with the requirements of the Climate Action Plan (CAP), and various applicable BCAR technical guidance documents and in compliance with applicable Health Building Notes and Health Technical Memoranda.

The mechanical and electrical installations will be domestic sub-contracts and will entail the full fit-out of the clinical and laboratory areas, as well as some upgrades and additions to the existing mechanical and electrical plant and equipment. Ventilation from the laboratory spaces will be via the existing risers on the residential floors above.

The Main Contractor and its specialist subcontractors for the Mechanical and Electrical installations, and their agents and specialist vendors shall be fully aware of the requirements of HTM03 and HBN 15 specialist ventilation requirements for a Hospital Pathology Department. They should have training, knowledge, and experience in completing similar previous Pathology and Laboratory installations.

The development includes associated alterations to existing plant and storerooms at basement level and plant a plant enclosure and bin store at grade level. The project will be delivered in BIM to ISO 19650. The approximate budget for the construction work is €10m, excluding Vat.
