Social Housing Mutual Exchange Process for Secure Tenants

Mutual Exchange' (MX) is legal process available to social housing secure tenants, which entitles a tenant not in rent arrears and has a good tenancy record, to exchange their tenancy with another secure tenant, provided their housing needs match the intended property.

Once an application is submitted, there is a statutory time limit of 42 days by which the landlord must make a decision and communicate it to the applicant. The absence of a decision within 42 days entitles the applicant if so minded to go ahead and exchange the property.
