Scope overview
De Gemeente wil de ontwikkeling van de bedrijfskavel Zuiddiepje gelegen in IJsselmonde via een Marktselectieprocedure in de markt zetten. De Gemeente wil één marktpartij contracteren die de grond in bouwrijpe staat van de Gemeente tegen marktconforme voorwaarden afneemt en vervolgens voor eigen rekening en risico haar plan tot ontwikkeling en realisatie brengt.
Het doel van de procedure is het sluiten van een ontwikkelovereenkomst tussen de winnende partij en de Gemeente na definitieve gunning en vervolgens het sluiten van een overeenkomst tot vestiging erfpacht. Bedrijfskavel Zuiddiepje is onderdeel van bedrijventerrein Zuiddiep in IJsselmonde en bestaat uit drie percelen.
Het noordelijke perceel (de Onroerende Zaak) wordt door middel van deze Marktselectieprocedure op de markt gezet. De Onroerende Zaak is 1.565 m2 groot en kan volledig bebouwd worden met een maximale hoogte van 12 meter. Bedrijfsactiviteiten van milieucategorie 2 tot en met milieucategorie 3.1 zijn toegestaan.
Momenteel is er sprake van netcongestie voor afname op het Rotterdamse elektriciteitsnet, ook voor het gebied van bedrijfskavel Zuiddiepje. Deze Markselectieprocedure is een pilot om te ondervinden welke oplossingen en mogelijkheden er alsnog bestaan in tijden van netcongestie (meer hierover in paragraaf 2.3 van de Indieningsleidraad).
