Scope overview
Leistungen der Leistungsstufen 4 und 5: Technisches Inbetriebnahmemanagement in Anlehnung an die VDI 6039 in der Leistungsphase 8 (§ 34 HOAI) sowie Technisches Monitoring in den ersten 2 Betriebsjahren gemäß Leistungsbeschreibung. Maßnahme: Umbau und Sanierung eines denkmalgeschützten Verwaltungsgebäudes Baujahr 1953 mit weitgehender Erneuerung der technischen Gebäudeausrüstung.
Standort: Herzog-Wilhelm-Straße 11 /Josephspitalstraße 8 in 80331 München. Gebäude: 5- bis 7-geschossiger Stahlbetonskelettbau mit Stahlbetonstützen und Rippendecken. Das Gebäude besteht aus mehreren Bauteilen und Höfen, davon ein Tiefhof mit Stellplätzen. Die ehemalige Kantine im 6. OG wird zu Konferenzräumen mit Büro, Teeküche und Veranstaltungs- und Aufenthaltsbereich umgenutzt.
Bei der Generalsanierung werden allgemeine Aspekte der Effizienz und Wirtschaftlichkeit und die aktuelle technischen Entwicklung einbezogen. Die TGA-Installationen stammen aus der Bauzeit und werden größtenteils ersetzt.
