Scope overview
Building automation comprises the delivery and installation of an integrated Building Management System (BMS) across all three system levels (field level, automation level, and management level). An open system is required for the control and monitoring of building services systems to ensure a high degree of flexibility and scalability.
The management level shall be implemented on a virtual server to be provided and configured by the building automation (BA) contractor. The automation level will consist of autonomous automation stations installed in multiple control cabinets. These automation stations communicate via a site-provided network. Most field devices at plant level are conventionally controlled.
Fire dampers are an exception and will be integrated via powerline communication. Room automation will be implemented via central control cabinets. The field devices of the room automation system are connected and integrated via Modbus lines. Dedicated room controllers are provided for the underfloor heating (UFH) manifolds and chilled beams (ULK).
Room automation can also communicate with the automation stations and the BMS via the site-provided network. Energy generation (heat pumps connected to a geothermal borehole field) will be installed in the basement of the Kulturregal building. Energy generation is not part of this tender; however, the required interfaces shall be provided. Lighting and shading systems are not part of the building automation system.
However, a KNX interface will be provided. Field devices will be supplied by the HVAC contractor. Exceptions include the BA control cabinets, room sensors, water leak detectors, fire damper control modules (BSK), chilled beam controllers (ULK), and underfloor heating manifold controllers.
