Scope overview
Die GESOBAU AG plant in ihrer Wohnhausgruppe (WHG) 3202 Stollberger Str. 57 + 59 in 12627 Berlin die Fertigstellung des seit drei Jahren ruhenden Neubauvorhabens bestehend aus einem 14-geschossigen Hochhauses, einer 7-geschossigen Winkelbebauung, beide vollunterkellert und einer Tiefgarage. Über dieses Vergabeverfahren sollen die Leistungen der Projektsteuerung für das vorgenannte Vorhaben vergeben werden.
Bestandteil der Projektsteuerungsleistung ist die Vorbereitung einer GU-Ausschreibung (VOB) im EU-weiten Verhandlungsverfahren mit Teilnahmewettbewerb, sowie die Begleitung und Auswertung des Vergabeverfahrens.
Des Weiteren beinhaltet der Leistungsumfang die Projektsteuerung der Planungs- und Ausführungsphasen bis zur Fertigstellung der Gebäude, der Außenanlagen und der erstellten Platz- und Wegeflächen sowie das Mängelmanagement bis 5 Jahre nach Fertigstellung der Baumaßnahme.
Weiterer Aufgabenschwerpunkte sind die Koordination und Überwachung der Termine und Leistungen aller Versorger sowie die Überwachung und Koordination der Maßnahmen des Arten- und Naturschutzes. Die Beauftragung der Projektsteuererleistungen erfolgt in nachfolgend genannten Stufen: 1. Stufe: Projektvorbereitung, Vorplanung 2. Stufe: Begleitung des VOB-Verfahrens mit integriertem Wettbewerb 3.
