Die Vorplanung soll eine belastbare Grundlage für die Projektumsetzung (Leistungsphasen 3 bis 9) schaffen und die weiteren Entscheidungen zur Quartiersentwicklung vorbereiten. Das derzeit geschätzte Investitionsvolumen beträgt ca. 25-30 Mio. EUR brutto inkl. Baunebenkosten.

Die integrale Vorplanung beinhaltet insbesondere: - Analyse der Grundlagen und Abstimmung der Zielvorstellungen - Erarbeitung eines Planungskonzepts mit Variantenuntersuchung - Klärung wesentlicher städtebaulicher, technischer und ökologischer Zusammenhänge - Kostenschätzung nach DIN 276 - Terminrahmen für die Umsetzung - Integration aller Fachplanungen und Abstimmung mit Behörden und Versorgern - Regelmäßige Jour-fixe mit der Auftraggeberin und der Hanse- und Universitätsstadt Rostock zur Sicherstellung der Koordination.
